In 1811 Sarah Boone and her children sold Boone Hall to Thomas A. Vardell. He paid $12,000 for 1,452 acres. Below is a transcribed copy of the deed.

Hundred and Eleven and in the thirty sixth year
of the Sovereignty and Independence of the United
States of America. Between Mrs Sarah Boone of the
City of Charleston the State aforesaid [?] &
widow of John Boone late of the parish of Christ
Church in the Same [?] Esquire Planter deceased
and Thomas Boone of the parish of Saint Bar=
tholomews planter Son of the Said John Boone
and Mary his wife Henry Alexander Desaussure
and Susan his wife late Susan Boone and George
Fraser and Maria his wife late Mary Boone
Daughters of the said John Boone all of the
one part, and Thomas A. Vardell of Charleston
in the State aforesaid of the other part, whereas
the said John Boone in his life time and at
the time of his death was [?] in his decease
as of fees or of and in Some other good and
lawful Estate of Inheritance to him and his
Heirs and Assigns forever and possessed of the
Plantation or tract of land herein aftermore
particularly mentioned and described And being
[?] [?] and possessed did in and by his
last will and testament in writing duly executed
bearing date the twenty seventh day of January
in the year of our Lord one thousand Seven
Hundred and Ninety two give devise and
bequeath unto the said Sarah Boone his
wife all and singular the plantation or tract
of Land and premises herein after described share &
share alike as in and by the said last will &
testament duly proved and remaining of and
in the office of the Secretary of State in Charleston
lying and being thereunto had will [?] fully after
[?] [?] the said Thomas A. Vardell hath

wife and George Fraser and Maria his wife for the
actual purchase of the presaid tract of land and
premises in fee [?] at and for the Consideration
herein after mentioned, Now therefore this Inden
=ture witnesseth that they the Said Sarah Boone
Thomas Boone and Mary his wife Henry A.
Dessausure and Susan his wife and George Fraser
and Maria his wife for and in Consideration
of the Sum of twelve thousand Dollars to them
in hand paid by the said Thomas A. Vardell
well and truly paid or secured total paid at or
before the sealing and delivery of these presents
the receipt whereof they and each of them doth
hereby severally acknowledge and thereof and
therefrom and from every part and parcel thereof
do and each of them doth acquit, release,
Execute, and forever discharge the said Thomas
A. Vardell his Heirs, Executors and Administrat=
=tors and each and every of them by these presents
Have and each of them Hath granted, bargained
sold, [?], released, and confirmed and by these
presents do and each of them Doth grant bargain
sell [?] release and Confirm unto the said
Thomas A. Vardell (in his actual) possession now
being by virtue of a bargain and Sale to him
thereof made for one whole year by Indenture
bearing date the day next before the day of the
date of these presents and by force of the statute
for transferring of uses into possession and made
of force in this State / and to his heirs and assigns
All that Plantation or tract or body of land situate lying
and being in the parish of Christ Church in the
District of Charleston and State aforesaid Commonly
called and known by the name of Boone Hall Planta=
=tion containing about one thousand for Hundred and
fifty two acres more or less. Butting & Bounding
to the East on land of Doctor Toomer and
William Hamilton to the West and North on

the East and South branches of Boone Creek to
the South on land of Charles Pinckney and to
the South East on land of Mr [?] Hamlin
and hath such shape form and marks as are
[?] and Expressed in and by a plat of
the same hereunto [?]. Together with all
Houses, Out Houses, Edifices, Buildings, Orchards,
Gardens, Lands, Meadows, Pastures, [?],
Woods, Underwoods, ways, paths, waters, water=
=Courses, Easements, Profits, Commodities, Advantage,
Emoluments, Hereditaments, and Appurtenances
whatsoever to the Said Plantation, tract or
Body of Said belonging or in any wise apper=
=taining or which to and with the same now are
or at any times hereafter have been held, used
occupied, Accepted, reputed, taken or known as
part, parcel, or member thereof or of any part
thereof, And the reversion and reversions, remain=
=der and remainders, [?], Haves and profits of
all and Singular the said premises and every part
and parcel thereof with appurtenances, And also
all the Estate, Right, title, claim, Interest, property
and demand whatsoever in law and Equity of
them the said Sarah Boone, Thomas Boone
and Mary his wife Henry A. Desaussure and Susan
his wife and George Fraser and Maria his wife
of in and to all and singular the said premises
above mentioned and of in and to every part
and parcel thereof with the appurtenances, To
Have and to hold all and singular the said
Plantation, tract or body of land hereditaments
and premises above in and by these presents released
and confirmed and every part and parcel thereof
with the appurtenances unto the said Thomas
A. Vardell his Heirs or Assigns to the only proper
use and behoof of the said Thomas A. Vardell
his heirs and Assigns for ever, And the said
Mrs Sarah Boone, Thomas Boone and Mary
his wife, Henry A. Desaussure and George

Fraser for themselves and each of them, their and each
of their Heirs, Executors, Administrators and assigns
Do and each of them Doth covenant Grant
Promise and agree to and with the said Thos
A. Vardell his Heirs and Assigns they the
said Sarah Boone, Thomas Boone, Henry A.
Desaussure and George Fraser now are the true
Lawful and rightful owners of all and sin=
=gular the said Plantation tract or Body of
Land Hereditaments and premises above men=
=tioned and of every part and parcel thereof with
the appurtenances. And also that they the said
Sarah Boone Thomas Boone Henry A. Desaussure
and George Fraser at the time of the sealing
and delivery of these presents are Lawfully
and Rightfully seized in their own right
of a good [?] perfect absolute and Inde=
=feasible Estate of Inheritance in fee [?]
of and in all and Singular the said presents
with the appurtenances without any [?] of
Condition, Mortgage, Limitation of use or uses
or other Matter, Cause, or thing whatsoever to alter
Change, charge, or determine the same, And
also that the said Sarah Boone Thomas Boone
Henry A. Desaussure and George Fraser have
good right full power and sufficient authority
in the Law to grant release Convey and Con=
=firm all and Singular the said Plantation or tract
of land Hereditaments and premises above granted
and released with the appurtenances unto the
said Thomas A. Vardell his heirs and Assigns for
ever according to the true intent and meaning
of these presents, And also that he the said
Thomas A. Vardell his heirs and Assigns shall
and many at all times forever hereafter peaceably
and quietly have hold occupy possess and

liable, hindrance, molestation, Interruption, eviction

Heirs or Assigns or of any other person or persons
Lawfully claiming or to claim by from or
under them or any of them, And that freed
and discharged or otherwise well and sufficiently
saved kept harmless and [?] of
from and against all forever and other gifts
Grants, Leases, Mortgages, [?], Dowers,
uses, wills, seizures, Bonds, Amenities, Writings
Obligatory, Recognizances, Judgments, Executions
Rents and [?] of Rent and of and
from all other Charges Estates, rights, titles ~
troubles and Incumbraces whatsoever had
made, done, committed, or suffered by the
said Sarah Boone, Thomas Boone, Henry
A. Desaussure and George Fraser or either of
them their or either of their Heirs or any other person
or persons lawfully claiming or to claim by from
or under them either or any of them, And
further that they the said Sarah Boone Thos
Boone Henry A. Desaussure and George Fraser
and their Heirs and all and every other person
and persons and his and their Heirs having
or lawfully claiming any Estate, Right, title
or Interest of in or to the said premises above
in and by these presents released and Confirmed
or any part therein by from or under them
either or any of them, shall and will from
time to time and at all times hereafter upon
the reasonable request and at the proper costs
and charges in the Law of the said Thomas
A. Vardell his heirs or Assigns make do seal

and Execute or cause or procure to be made done
Sealed and Executed all and every such further
and other lawful and reasonable act and acts
thing and things, device and devices, conveyance
and Conveyances, Assurance and Assurances in
the Law whatsoever for the further better and
more perfect granting, conveying, and releasing
Confirming and assuring of all and Singular
the premises aforesaid with the appurtenances
and every part and parcel thereof unto the
said Thomas A. Vardell his Heirs and
Assigns to the only proper use and behoof of
the said Thomas A. Vardell his Heirs and
Assigns for ever as aforesaid as by the said Thos
A. Vardell his Heirs or Assigns or by his or
Their Council learned in the law shall be
reasonably advised devised or required, And
Lastly that the said Sarah Boone Thomas
Boone, Henry A. Desaussure and George Fraser
Do and each and every of them Doth by these
presents bind themselves their and Each of
their Heirs, Executors, and Administrators to
warrant and for ever defend all and Singular
the said Plantation or tract of land Hereditaments
and premises above mentioned with the appurtenan=
=ces unto the said Thomas A. Vardell his
Heirs and assigns against themselves and each
And every of their heirs and against every person
Whomsoever Lawfully claiming or to claim the
same or any part thereof In witness whereof
the said parties have hereunto Interchangably
